"FREE" INITIAL CONSULTATION
The first step on any project is the initial meeting, during which we will run through the following;
- An assessment of the works whether large or small.
- Establish your design aspirations in relation to your budget.
- Discuss and if possible analyse the proposed site or building.
- Determine/clarify the scope of work and to what level PDC can be involved.
- Discuss and agree fees – these will be followed up with a formal written quotation.
This first meeting will give us chance to develop a comprehensive project ‘brief’ by running through your specific requirements establishing your design preferences and determine any important features about your property or site you may wish to enhance.We will outline the scope of work required for your project, whether large or small and the level of involvement you require from PDC. From this we will develop detailed fee proposals.
SURVEY
PDC will carry out an extensive survey of your existing property and where necessary external areas. This usually involves taking precise measurements and record photographs. From this information we are able to accurately design a proposal for your extension/new building.
FEASIBILITY SKETCHES
On many smaller projects, it may be that all you need is some design guidance. We first determine your precise requirements in the form of a ‘project brief’ which may include images, materials/style ideas, space requirements etc.
We then develop these into the initial sketch proposals, in both 2D and 3D.
The project brief is a vital part of the design process ensuring your requirements are clearly documented and fully included in any proposals.
PROPOSED DESIGN
We regard the design process as a collaboration between client and architect. We will seek feedback from you as we develop design proposals.
During this process there will be flexibility to tweak and adjust things as the design progresses, culminating in a final scheme which you can approve before progressing to planning submission, where required.
3D VISUALISATIONS
We are able to provide fully rendered 2D and 3D images of proposed schemes. These help you visualise and better understand how your new building or extension will look.
The majority of projects that we work on usually require planning permission of some form. This maybe a full plan application for new build properties, house extensions or projects in conservation areas.
Where necessary we can also undertake Pre or Outline planning applications. We also work with independent consultants and will advise of any specialist input which may be required.
Where required we are able to provide you with full detailed drawings and specifications required for a building regulations submission.
This information can be submitted to for approval by either the Local Authority or a licensed building control inspector, ensuring all the building works are carried out in line with current regulations.
We are able to provide you with detailed information for this submission, working closely with both your appointed structural engineer and building inspector.
Schedule of Works, Tendering & Contractor Appointment
To enable accurate costing for your project we can produce a full and comprehensive schedule of works together with construction drawings and where necessary individual room data sheets. This information lists, in detail, all the works to be carried out and helps minimise the risk of items being missed or additional hidden costs being raised when works start on site.
We will discuss with you the most appropriate way of pricing the works and any local contractors we feel may be suitable, as well as tendering the project and assisting with the appointment of the selected party.
We are able to assist in the administration of both the tendering and contact administration process.
